Phase II Environmental Site Assessment
Manteca Multimodal Station Project,Southeast of Moffat Boulevard and Main Street,Manteca,California
concentrations of TPH and VOCs were not detected in the five 5-feet deep soil samples collected
from B 1 through 115). Based on the results of the 5-foot deep samples, further analyses of the
deeper soil samples collected from Bl through B5 (10, 15, 20 and 25 feet deep samples) were
not conducted.
In addition, grab-groundwater samples were collected from B 1 through B5. Groundwater was
encountered between 18 and 22 feet below grade. The groundwater samples were analyzed for
TPH and VOCs. As summarized in Table 2, concentrations of TPH were not detected in the
groundwater samples, except for a low level of T rH-g (0.6 milligrams per liter rLmgii,j) in is3.
The concentration of TPH-g in B3 only slightly exceeds the detection limit for TPH-g of 0.2
mg/L. In addition VOCs were not detected in B2,B4 and B5. Several VOCs, including toluene,
ethylbenzene, total xylenes, and acetone were detected in the groundwater samples collected
from borings B 1 and B3 as follows:
• Bl-GW: 11 micrograms per liter(gg/L)total xylene was detected in Bl-GW.
• B3-GW: 23 gg/L toluene, 58 gg/L ethylbenzene, 159 gg/L total xylenes, and 2,590
gg/L acetone.
No other VOCs were detected in the five groundwater samples collected from beneath the site.
Soil and groundwater sampling results are further discussed in the Discussion of Results section
below.
HISTORIC RAILROAD SPURS
Soil Sampling
Sixteen soil borings (RBI through RB16)were completed in the locations where the railroad
spurs were formerly located on the subject property. Select samples were analyzed for one or
more of the following: TPH,total metals, VOCs and chlorinated herbicides. As indicated in
Table 1, gasoline range TPH(TPH-g),VOCs, and herbicides were not detected in any of the 16
samples. Low concentrations of diesel range TPH(TPH-d)ranging from 3.2 milligrams per
kilogram(mg/kg)to 35 mg/kg were detected in 4 of the 16 soil samples. Low concentrations of
oil range TPH(TPH-o)ranging from 6 mg/kg to 39 mg/kg were detected in 13 of the 16 soil
samples.
The 16 soil samples collected from 0.5 feet below grade were also analyzed for total metals. As
shown in Table 3, varying concentrations of metals were detected in the soil samples. Because
the soil samples collected from RB 14-0.5' and RB4-0.5' had total lead concentrations that
exceeded 50 mg/kg,the soil samples were further analyzed for soluble lead by soluble threshold
limit concentration(STLC) analysis. The results of the STLC soluble lead analyses are as
follows:
• STLC analyses: 11.5 milligrams per liter(mg/L) soluble lead in RB4 and 1.41 mg/L
soluble lead in R1314.
The STLC threshold for soluble lead is 5 mg/L. Because soluble lead in R134 using the STLC
method exceeded the STLC threshold, R134 was further analyzed for soluble lead using the
toxicity characteristics leaching procedure (TCLP). The result of the TCLP analysis is as
follows:
• TCLP analysis: 0.051 mg/L soluble lead in RB4
Rincon Consultants
10
