CONDITIONS OF APPROVAL <br /> DP-90-41 <br /> SAL DI SALVO & JOE CRIVELLO <br /> Unless otherwise specified , all conditions of arnroval shall <br /> be complied with prior to the issuance of any building <br /> permits . <br /> BUILDING DIVISION <br /> a. The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to <br /> the Building Inspection Division : <br /> 1 . Exterior walls less than 20 ' from a property line shall <br /> be of one-hour , fire-resistive construction . <br /> 2 . The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into areas <br /> less than 6 , 000 square feet by area separation walls . <br /> 3 . Provide restrooms conforming with all disabled access <br /> requirements (C . A . C . , Title 24) . <br /> 4 . The floor area of the repair shop (H-4 occupancy ) shall <br /> be served by one or more floor drains which shall drain <br /> to an approved grease and oil separator. The separator <br /> shall have prior approval by the Public Health Services <br /> before submission to this Division for permits and meet <br /> all the criteria for hazardous waste generation . <br /> b. A grading plan shall be submitted and approved and a grading <br /> permit issued by the Building Inspection Division prior to <br /> performing any excavation or filling of earth material : <br /> 1 . A grading plan shall contain the information listed in <br /> the U . B. C . , Appendix , Chapter 70 , Section 7006( 1 ) . <br /> 2 . The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels . <br /> Retaining wall details shall be submitted where <br /> applicable . <br /> 3 . Grading in excess of 5 , 000 cubic yards shall comply <br /> with Section 7014 for "Engineered Grading <br /> Requirements . " <br /> 4 . All recommendations of the soils engineer shall be <br /> incorporated in the grading plans . <br />
