Bennett Properties
December 28, 1987
Page 6
A septic tank system was constructed on the site around 1976 (San Joaquin
County Department of Environmental Health, Permit No. 76-149) . The 1200 gallon
tank lies immediately south of the metal building, as indicated on the Site
Plan. The filter bed lies approximately 80 feet West of the tank. Our research
did not indicate any other underground tanks as being present on the site.
The well immediately east of the metal building was installed in 1976 for
private domestic usage (San Joaquin County Department of Environmental Health,
Permit No. 76-149) . As already mentioned, the water level in this well is
approximately 20 to 25 below grade (Martinez, 1987) .
The Highway 120 Manteca Bypass was constructed in 1978. A portion of Ms.
Cary's property was. used for the Bypass and access road.
R.G. Martinez Trucking used the site for truck parking and maintenance from
1981 to 1987. Trucks were parked in the center portion of the site, in the par-
king area as indicated on the site plan. As reported by Mr. Martinez, chemical
wastes generated by these operations (mainly oil) were placed in 55-gallon
drums and were hauled off site by American Waste Oil. Mr. Martinez also reports
that no gasoline or antifreeze was used at the site. Parts were washed in a
basin with no drain and the wash liquid was transferred to 55-gallon drums for
disposal off site. The Martinez trucks carried primarily machinery, equipment,
and metal. Other trucking companies also parked trucks at the site (in exchange
for a monetary amount) , but conducted no maintenance there. (Martinez, 1987)
In 1984, the property was sold to the partnership of McDowell, Franco and
Powell (order of names may vary) . We spoke to Mr. Pat McDowell, who said that
he was not aware of any contamination problems or spills at the site. During
the period of the partnership's ownership, 1984-1987, a truck parking and main-
tenance operation (R.G. Martinez Trucking) occupied a portion of the site
(McDowell, 1987) .
OFF SITE LAND USE AND WELLS IN THE VICINITY
A 1954 surveyor's map shows nine residences north of the site, and a well
at one of these residences, approximately 200 feet from Manteca Road (Schramek,
1987) .
