SAN JOAQUIN COUNTY <br /> PANNING DIVISION <br /> Attention: Richard Larrouy <br /> Subject: Minor Subdivision No. MS 90-52 Whiteside. <br /> I am requesting clarification on the following conditions of <br /> approval per your September 21 , 1990 letter, copy attached. <br /> 1 . Department of Public Works <br /> b. Since the 25 foot irrevocable offer to dedicate is not <br /> obtainable from APN 157-140-33, Mr. Gomez, I assume the <br /> County will waive this requirement. <br /> c. I assume the Traffic Traffic Impact Mitigation fee of <br /> $2, 627.00 will be assessed to Parcel 1 at the time a <br /> residential building permit on Parcel 1 is submitted and <br /> not prior to recording the final map. Parcel 2 has an <br /> existing residential building and therefor is not <br /> subject to the fee. <br /> e. I assume this subdivision has two ( 2) Right of Service <br /> Sanitary Units since the County wants both parcels to <br /> hook up to the public sewer system. How much is the fee <br /> per unit; How much is the total fee: Who is the fee to <br /> be paid to? Please notify Mr. Pete Peterson in Public <br /> Works of the number of Right of Service Units for Sewer <br /> District No. 51 . <br /> g. What is required? <br /> i. What is required? I feel that since there is already <br /> three ( 3) approved residential buildings on the access <br /> road that the access road has already received approval <br /> by the appropriate agencies. <br /> 2. Public Health Services <br /> a. Why is Parcel 2 (the existing residence) required to <br /> connect to public sewers? Is it because it was proposed <br /> to be less than 1 .0 acres? If the parcel was 1 .0 acre or <br /> larger can the existing septic tank be utilized? If the <br /> owner wished to connect the existing building are there <br /> two (2) Right of Service Units to serve both the existing <br /> house and the proposed house; Since the existing building <br /> is currently being served by a working septic tank I feel <br /> the requirement to connect to the public sewer should be <br /> at the option of the owner and not required prior to <br /> recording of the final map. <br />
