None.
Parcel 10, 227 062 04, 1405 Main Street, Purchase -Alternative I-6
This 55+ year old service station/mini-mart/repair garag {"EZ Gas")
is proposed for total purchase under all four alternatives. It curr
two pump islands three UST's (one diesel). Superseded UST's may also
remain on the property. This property is listed on San Joaquin County's
Underground Storage Tank's and Site mitigation information list. It appears
that they did have gas contamination on site.
County file information indicates there were repairs performed to the
Diesel tank piping on 8/14/86. ETS Environmental was contracted with to
drill six borings and samples were taken at 5', 10', 15' and composited.
Groundwater was encountered at 10'. They did find limited heavily
weathered gasoline present near the surface in the vicinity of boring 6 below
reportable limits. According to the chain of custody, analysis did not include
BTX for Borings 1-5 at depths of 5, 10,1.5, feet. The county did not agree
with the composite procedure. A letter from the County indicated that the
composited samples were unacceptable and questioned the lab methodology
used to determine a small amount of weathered hvdrocarbon contamination
found in boring n6. The County also questioned .rhy soil samples were not
collected at 5' in boring ri6. Diane Hinson requested additional sampling
under the waste oil tank. She requested a 30o angle at 4' and 6'. There
were limited contaminates found beneath the waste oil tank and the
Consultant argued that the contamination posed no threat and that in-situ
remediation would not be cost effective. The County required further
investigation and they included this parcel in the Pilot Program, October 3,
1989. Therefore, should we decide to purchase this property, we would
first have to wait until the owner addresses the concerns of the county.
When the investigation is complete evaluate the data and determine if we
want to purchase the property based on the results of the investigation.
Parcel 11, 227 062 01, 1404 E Main Street, Drive In Restaurant Purchase -
AIternative 1,2,3,4 ,5
Parcel 12, 227 062 03, 1433 E Main Street, Grocery Stores Partial take
Alternative 1,2,3,4 None.
Parcel 13, 227 062 02, 1405 S.
