P NM/ `400, 22 February 2007 AGE-NC Project No. 02-0913 Page 4 of 4 • A Lease Agreement for a service station (land and improvements) between The Texas Company/Texaco and Ralph B. and Helen E. Pahlmeyer was dated 12 December 1956 and recorded 12 July 1957 for the subject property. • The property was assessed in May 1958 as an operating Texaco service station with general improvements,a sign,a main building,canopy,two 23 by 4 foot islands and four pumps,two air compressors and four underground storage tanks (USTs), one 6,300-gallon,two 3,987- gallon and one 550-gallon(probably waste oil). • A new 4,000-gallon low lead UST plus piping was installed in 1971. • The last service station assessment was performed in June 1973, listing five USTs. • A 29 May 1974 Assessor note states "Texaco reports lease cancelled no longer own equipment on this site".No Lease Termination document was found at the Recorders Office. • By February 1978 the station was converted to commercial use. AGE's research indicates that the property was operated by Texaco as a gasoline service station from at least 1957 to 1974; Texaco leased the land and improvements and Ralph B. and Helen E. Pahlmeyer were listed as the property owners of record during this time period. It appears that Texaco was the last known operator of the USTs. The service station building and canopy are still present on the property but the dispensers and five USTs appear to have been removed; the San Joaquin County Environmental Health Department has no removal records. Based upon the information collected,on behalf of Ms. Sandra Yacoub,AGE requests that the San Joaquin County Environmental Health Department name Chevron, successor to Texaco, as a "responsible"party for the underground storage tank investigation.
