2.1 Zoning
The San Joaquin County Community Development Department web site states
that the Site is zoned AG-80, General Agriculture with a minimum parcel size of
80 acres. This zoning designation "is established to preserve agricultural lands
for the continuation of commercial agriculture enterprises."
2.2 Proposed_Development
A minor subdivision is proposed to divide the Site into two parcels (Plate 3).
According to Lory Mussi, the parcel split is for inheritance purposes only; uses of
the land will remain unchanged (personal communication, December 3, 2019).
2.3_ Topography
A recent U.S. Geological Survey 7.5-minute topographic map was obtained from
the San Joaquin County District Viewer. In the map, the Site is depicted as flat
land located at mean sea level. Irrigation canals are depicted crossing the Site,
and a small structure is indicated near the southeast corner of the Site. This map
is included as Plate 4.
3.0 HISTORICAL RESEARCH
3.1 . Aerial Photographs
Live Oak reviewed aerial photographs of the Site provided by the San Joaquin
County Surveyor's Office in Stockton, California. The available photographs
were dated 1937, 1940, 1952, 1963, and 1975. Additional photographs dated
1998, 2004, and 2015 were obtained from Google Earth.
In the 1937 photo, the Site appears to be open crop land crossed by several
irrigation canals. Howard Road crosses the southern portion of the property.
The southeastern corner of the Site is outside the bounds of the photo. The
surrounding properties appear to be open crop land with a few small farms or
rural residences.
In the 1940 photo, four or more structures can be seen in a cluster near the
southeast corner of the Site.
In the 1952 photo, no significant changes are apparent.
In the 1963 photo, some of the structures previously located near the southeast
corner of the Site appear to have been removed, and several new structures can
be seen in that area. No other significant changes are apparent.
LOGE 1949 2
