2.0 CONCEPTUAL SITE MODEL <br /> 2.1 Physical Characteristics <br /> The site is located in Lincoln Center at the intersection of Pacific Avenue and Benjamin Holt <br /> Drive in Stockton, California. Land use near the site and within the Lincoln Center is primar- <br /> ily commercial and residential including several known fuel leak cases. PACIFIC is currently <br /> in contact with the Regional Water Quality Control Board (RWQCB) regarding current <br /> information about these cases. It is our current understanding that at least three fuel leak <br /> cases in the Lincoln Center area have operated under the following business names: Finest <br /> Care Cleaners, Lincoln Center 1 Hr Martinizing, Norge Cleaners, Norge Cleaning Village, <br /> Lincoln Village Cleaners, Village Cleaners, Lincoln Village Cleaners Incorporated, and Exxon <br /> Service Station. <br /> The site property (6633 Pacific Avenue) is bordered by Pacific Avenue to the east, Benjamin <br /> Holt Drive to the north, Lincoln Center businesses to the west, and Tower Records to the <br /> south (Figure 3). Topography at the site is relatively flat; surface water drainage is to the <br /> southeast. <br /> In December 1986, the station was remodeled and the product distribution facilities which <br /> consisted of three USTs, three fuel islands, and product piping were replaced at the site. The <br /> former tank complex was backfilled and the new USTs were located in the southwestern <br /> corner of the site. At this time, the station was upgraded and the former 550-gallon waste oil <br /> tank was replaced with a 1,000-gallon tank. The existing service station retails unleaded, <br /> premium unleaded, and super un-leaded gasoline. <br /> In specific regard to the former piping, two generations of product piping have been used at <br /> the site (Figure 4). The first generation of piping was associated with the original station <br /> product facilities which were removed in 1986. Data available to date regarding the removal <br /> of the former piping are limited to station remodeling construction contracts and the current <br /> product piping and dispenser configurations. <br /> The construction contract details the removal of the piping as a task to be performed during <br /> station remodeling. The current product piping an dispenser configurations cross the former <br /> piping.
