California Boulevard, #200 <br /> Walnut Creek, CA 94596 <br /> Attention: Ms. Pat Costello <br /> Subject: Environmental Documents Review <br /> 2200 East Miner Avenue (Former Del Monte Building 1) <br /> Stockton, California <br /> Dear Ms. Costello: <br /> Basics Environmental (Basics) has performed this Environmental Documents Review for <br /> The Mechanics Bank pursuant to our verbal agreement of April 17, 2003. The environmental <br /> documents pertain to the site located at 2200 East Miner Avenue in Stockton, California. <br /> Based on the information obtained within a previous Environmental Transaction Screen <br /> Report prepared by Basics, the subject site has a history of former SM McGaw Companyroad <br /> construction and paving operations from at least the late 1930s to the early 1970s (See Attached <br /> Sanborn Fire Insurance Maps of 1950 and 1970). <br /> As part of SM McGaw Company road construction and paving operations, the northern half <br /> of the subject site was utilized primarily as a truck parking lot with a one-story main office building <br /> (original address of 2214 East Miner Avenue) located at the south east corner of East Miner <br /> Avenue and North D Street; and a one-story oil house and designated gas and oil area near the <br /> north east corner of the former East Channel Avenue location and the former North D Street <br /> location. In addition, a private one-story auto repair shop building (original address of 2280 East <br /> Miner Avenue) and one-story equipment storage building (original address of 219 North E Street) <br /> were located near the south west corner of East Miner Avenue and North E Street. <br /> As pats of SM McGaw Company road construction and paving operations, the southern <br /> half of the subject site was utilized primarily as the paving mixing plant. The paving and mixing <br /> plant consisted of a one-story truck repair building and storage building located near the south east <br /> corner of the former East Channel Avenue location and former North D Street location; and <br /> miscellaneous buildings and associated above ground oil storage tanks within the center and east <br /> portions of the southern half of the subject site. <br /> Inquiries with the owner regarding the environmental concerns on the subject site revealed <br /> additional previous environmental documents were prepared for the subject site.
