Based on <br /> this information the probability of off site subsurface environmental impacts from the A <br /> Teichert and Sons site to the subject site is low. <br /> Recommendations <br /> • Conduct a preliminary subsurface investigation within the subject site to evaluate potential <br /> environmental impacts from past SM McGaw Company road construction and paving <br /> operations. <br /> Based on the regulatory file review information provided within the previous Phase I <br /> Environmental Site Assessment Report, it appears information concerning the hazardous <br /> materials handling practices conducted at the subject site (i.e. type and quantity of <br /> hazardous materials used, location and storage procedures utilized and reports of anv <br /> incidents, etc.) were not available. <br /> Therefore, based on the Sanborn Fire Insurance Map review, the areas of concern include: <br /> • The one-story oil house and designated gas and oil area near the north east corner of the <br /> former East Channel Avenue location and the former North D Sheet location; <br /> • Private one-story auto repair shop building (original address of 2280 East Miner Avenue), <br /> • The one-story truck repair building and storage building located near the south east corner <br /> of the former East Channel Avenue location and former North D Street location, <br /> • Miscellaneous buildings and associated above ground oil storage tanks within the center <br /> and east portions of the southern half of the subject site. <br /> No subsurface environmental data appears to be available for these areas. <br /> To evaluate possible impacts to the surface below, exploratory borings should be collected <br /> and analyzed for hazardous materials related to past road construction and paving <br /> operations (i.e. petroleum hydrocarbons and their constituents and volatile organic <br /> compounds) within the above specific areas of concern. <br /> Due to the long period since the operation of the subject site as part of the former SM <br /> McGaw Company road construction and paving operations, the impact to the subsurface is <br /> expected to be minimal, if any. However, if sampling activities reveal concentrations of <br /> petroleum hydrocarbons and/or its constituents above action levels, clean up would be <br /> required in accordance with federal, state and local regulations and under the regulatory <br /> oversight of the County of San Joaquin Environmental Management Division and/or <br /> Regional Water Quality Control Board. <br /> 11t) GLORIETTA BLVD • ORINDA ,CA • 94563 • TEL / FAX 925-258-9099 / 90913 <br />
