Item No . 5 PC : 5-18-89 UP-89-18 Page ' 5 REFERRALS AND REPLIES On March 16, 1989, the Planning Division mailed application referrals with a request that replies be returned no later than March 29, 1.989 . DeQartment of Public Works (response, 4-10-89) : LL 1 . An Improvement Plan, prepared by a Registered Civil Engineer , showing drainage, driveway access details, on-site parking, and grading shall be submitted to the Department of Public Works for approval . 2 . A five-foot-wide roadway dedication is required on Second Street along the frontage of APN 051-100-06, with a 20-foot radius at the corner. 3 . The frontage improvements for Bruella Road shall be constructed in conformance with the standards for one-half of a 60-foot-wide right-of-way urban street . The frontage improvements for Second Street shall be constructed in con- formance with standards for one-half of a 50-foot-wide right- of-way urban street . 4 . An encroachment permit shall be required for work within the road right-of-way. Environmental Health Division (response, 3-27-89) : 1 . Prior to occupancy, construct an individual sewage disposal system under a permit and inspection by the Health District . The sewage system required for this development is one 1600- gallon septic system, two 40-foot leach lines, and two six- foot seepage pits . 2 . State on the improvement plan that the leach field area will be barricaded so that it cannot be driven, parked, or stored on top of . Air Pollution Control District (response, 3-30-89) : 1 . Any fireplace to be installed shall be either an EPA-certified fireplace insert or a stove. 2 . During project construction, appropriate measures shall be implemented to control the generation of dust and other par- ticulate matter .
