Item No . 5 <br /> PC : 5-18-89 <br /> UP-89-18 <br /> Page ' 5 <br /> REFERRALS AND REPLIES <br /> On March 16, 1989, the Planning Division mailed application <br /> referrals with a request that replies be returned no later than <br /> March 29, 1.989 . <br /> DeQartment of Public Works (response, 4-10-89) : LL <br /> 1 . An Improvement Plan, prepared by a Registered Civil Engineer , <br /> showing drainage, driveway access details, on-site parking, <br /> and grading shall be submitted to the Department of Public <br /> Works for approval . <br /> 2 . A five-foot-wide roadway dedication is required on Second <br /> Street along the frontage of APN 051-100-06, with a 20-foot <br /> radius at the corner. <br /> 3 . The frontage improvements for Bruella Road shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot-wide right-of-way urban street . The frontage <br /> improvements for Second Street shall be constructed in con- <br /> formance with standards for one-half of a 50-foot-wide right- <br /> of-way urban street . <br /> 4 . An encroachment permit shall be required for work within the <br /> road right-of-way. <br /> Environmental Health Division (response, 3-27-89) : <br /> 1 . Prior to occupancy, construct an individual sewage disposal <br /> system under a permit and inspection by the Health District . <br /> The sewage system required for this development is one 1600- <br /> gallon septic system, two 40-foot leach lines, and two six- <br /> foot seepage pits . <br /> 2 . State on the improvement plan that the leach field area will <br /> be barricaded so that it cannot be driven, parked, or stored <br /> on top of . <br /> Air Pollution Control District (response, 3-30-89) : <br /> 1 . Any fireplace to be installed shall be either an <br /> EPA-certified fireplace insert or a stove. <br /> 2 . During project construction, appropriate measures shall be <br /> implemented to control the generation of dust and other par- <br /> ticulate matter . <br />
