Item No. 5
PC : 5-18-89
IIP-89718
Page 4
five-Foot building width reduction regardless of where the
building is placed because the minimum street side yard setback
is 10 feet . The dedication will require a relocation of all
project facilities proposed within the dedication strip. It is
not clear at this point whether the necessary revisions would
comply with Planning and Environmental Health regulations.
The project parcel is quite narrow. The present parcel dimen-
sions are 39 feet by 140 feet . Given this physical constraint
to development , the project may be too intense a development
for the site. At a minimum, a revised site plan would be
required to show whether or not the project could be modified
to conform to the regulations administered by the Environmental
Health Division, the Department of Public Works, and the
Planning Division. Until such a revised plan is submitted,
staff cannot offer affirmative findings or project conditions.
ENVIRONMENTAL CONSIDERATIONS:
Based on the Environmental Initial Study prepared for UP-89-18,
staff concluded that the project would not have a significant ,
adverse effect on the environment . Based on this determination,
a Negative Declaration has been prepared.
