The dedication will require a relocation of all <br /> project facilities proposed within the dedication strip. It is <br /> not clear at this point whether the necessary revisions would <br /> comply with Planning and Environmental Health regulations. <br /> The project parcel is quite narrow. The present parcel dimen- <br /> sions are 39 feet by 140 feet . Given this physical constraint <br /> to development , the project may be too intense a development <br /> for the site. At a minimum, a revised site plan would be <br /> required to show whether or not the project could be modified <br /> to conform to the regulations administered by the Environmental <br /> Health Division, the Department of Public Works, and the <br /> Planning Division. Until such a revised plan is submitted, <br /> staff cannot offer affirmative findings or project conditions. <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> Based on the Environmental Initial Study prepared for UP-89-18, <br /> staff concluded that the project would not have a significant , <br /> adverse effect on the environment . Based on this determination, <br /> a Negative Declaration has been prepared. <br />
