CONDITIONS OF APPROVAL <br /> SA-89-35 <br /> Donald Kennedy <br /> Unless otherwise specified, all conditions of approval shall <br /> be complied with prior to the issuance of any building <br /> permits. <br /> 1. PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, <br /> on-site parking water well, septic system, and grading, <br /> shall be submitted to the Department of Public Works for <br /> approval. Additional run off from this development shall <br /> be retained on-site. <br /> b. The frontage improvements for Clark Drive shall be <br /> constructed in conformance with the standards for one <br /> half of a 50-foot right-of-way urban street. The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works , in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the <br /> Improvement Plan (A $250.00 fee is required for <br /> processing per Ord. No. 3337 in addition to a copy of the <br /> required frontage improvements on a form to be supplied <br /> by the Public Works Department.) <br /> C. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> d. When they become available, services shall be provided in <br /> accordance with the adopted County Development Policies <br /> for Urban Centers with Incorporated Areas of Stockton <br /> which include public water and sanitary sewer. <br /> 2. LOCAL HEALTH DISTRICT <br /> a. The well must be repaired under permit and inspection by <br /> the Health District as follows: <br /> (1) Properly seal. <br /> (2) Wiring to be in conduit. <br /> b. Existing out of service well to be destroyed under permit <br /> and inspection by the Health District. <br /> C. Open, pump, and backfill the septic tank, seepage pit or <br /> excavation under permit and inspection by the Health <br /> District. <br /> d. Construct an individual sewage disposal system under a <br /> permit and inspection by the Health District prior to <br /> occupancy. State on revised plans or improvement plans <br /> the maximum number of employees the sewage disposal <br /> system is being designed for. <br />
