1 <br /> CONDITIONS OF APPROVAL <br /> SA-89-35 <br /> PAGE THREE <br /> (1) Details of a landscaping and irrigation plan shall <br /> be shown on the Improvement Plan. As an <br /> alternative, three copies of a separate landscape <br /> and irrigation plan shall be submitted to the <br /> Director. In either case, landscape details shall <br /> include a key showing size, type, number, and <br /> spacing of all proposed plantings. Details of an <br /> automatic and timed sprinkler system shall be <br /> shown. All approved landscaping and sprinklers hall <br /> be in place prior to issuance of an occupancy <br /> permit. Landscaping shall be permanently maintained <br /> by the property owner. <br /> a) The planter shall contain shrubbery or mounding <br /> not to exceed three (3) feet in height. Trees <br /> must be trimmed the first six (6) feet in <br /> height to allow for sight distance. At least <br /> four (4) trees shall be planted. <br /> b) The planter shall contain shrubs and/or living <br /> ground cover; concrete, asphalt , and any <br /> surface material including rocks or bark are <br /> not acceptable. <br /> C. A solid eight (8) foot fence shall be maintained in good <br /> condition around all outdoor storage. A chain link fence <br /> with slats is permitted. <br /> d. The driveway entrance on the side of Building B shall be <br /> twenty-four (24) feet wide. <br /> e. Twenty-two (22) parking spaces are required. <br /> f. Surfacing: All parking spaces, driveways, and <br /> maneuvering areas shall be paved and permanently <br /> maintained with asphalt or cement. Bumper guards shall <br /> be provided as necessary to protect adjacent structures <br /> or property. All parking stalls and directional arrows <br /> shall be delineated with paint. <br /> g. Sound levels generated by the proposed use shall not <br /> exceed 65 db Ldn and the property line. <br /> h. A trash enclosure location shall be designed on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth <br /> side. <br />
