LEASE AGREEMENT <br /> 1 . This lease made this sixth day of June 1992 , between <br /> Reijer Groenveld, Jr, et ux , Jacob J . K.olle et ux , lessors, <br /> and Durval F. Gomes et ux , lessees . <br /> 2 . Lessors do hereby lease to lessees and lessees hereby <br /> lease from lessors , those certain premises with appurtenances <br /> , hereinafter called premises , situated in the County of San <br /> ,Joaquin , State of California and described as follows : <br /> 20175 Dodds Road , EsCalon ; also known as San Joaquin <br /> County Assessor ' s Parcel 205- 150-15 , being 40 acres <br /> more or less . <br /> 3 . The term of the lease shall be for ten ( 10 ) years and <br /> shall commence on the first day of July 1992 and end on the <br /> 30th day of June 2002 inclusive . Lessees lease the adjacent <br /> property 205-150-13 . In the event that lessees no longer <br /> lease or buy the adjacent property the lessees shall have the <br /> right to terminate this lease after three years . Proper <br /> notice of sixth months shall be given to lessors . <br /> 4 . Rent in the amount of $ 132 , 000. 00 shall be paid to <br /> lessors , without deduction or offset, but possibly be amended <br /> and augmented by consent between lessors and lessees . The <br /> monthly rent of $ 1 , 100 .00 shall be paid to lessors in equal <br /> monthly installments , of $ 1 , 100.00 in advance of the fiftft-A ,// <br /> day of the month,4€€��tarting when occupancy shall occur but not <br /> later than July/ iS1992 , until the entire amount sha� have <br /> been paid. In case rent has not been paid by the 15tf of the <br /> month lessees agree to pay a monthly penalty of five percent <br /> ( 5%) . <br /> Rent to be delivered to: <br /> Reijer Groenveld jr <br /> 230 Paloma Corte <br /> Walnut Creek , CA 94598 <br /> 5 . Lessors agree to provide adequate perimeter fencing and <br /> lessees agree to maintain those fences . <br /> Lessors agree to provide adequate paint to paint the outside <br /> of the house twice during the duration of the lease. Lessees <br /> agree to provide the labor to paint. <br /> Lessees agree to keep the house in a decent, safe and <br /> sanitairy condition . <br /> 6 . Lessors agree to provide an adequate water supply below <br /> ground level for domestic and irrigation uses , with costs to <br /> maintain to be paid by lessors . Lessees agree to maintain the <br /> pumps and all other equipment above ground for the above <br /> mentioned water supply, with costs to maintain to he paid by <br /> lessees . <br />
