-2- <br /> 7 . Lessees agree to maintain the premises and all its <br /> appurtenances in a proper manner according to property and <br /> normal Grade A dairy practices and repairing when and where <br /> necessary, excepting damage caused by natural disasters or <br /> acts of God. <br /> 8 . Lessees are obliged to carry sufficient liability <br /> insurance to keep lessors free of any liability caused by <br /> lessees ' operation . Lessors are obligated to carry sufficient <br /> fire insurance. <br /> 9 . Lessors acknowledge receipt of $ 1 , 500. 00 deposited by <br /> lessees as security for the performance of their obligations <br /> hereunder . <br /> Lessors may , but shall not be obligated to apply said sum <br /> or a portion thereof in payment of any obligation of lessee <br /> or as a reimbursement for any damage suffered on account of <br /> any breach by lessees . Any balance remaining upon termination <br /> of the lease which is in excess of any claim by lessors shall <br /> be paid over to the lessees . <br /> 10 . If any rent shall be due and unpaid, or if default shall <br /> be made in any of the covenants or agreements on the part of <br /> the lessees , lessors may, at their option , at any time after <br /> such default or breach , and without any demand or notice to <br /> lessees or to any other person , reenter and take possession <br /> of said premises and remove all persons therefrom. Lessees <br /> agree to pay lessors all costs and expenses , including <br /> attorney ' s fees in a reasonable sum, in any action brought by <br /> lessors to recover any rent due and paid hereunder, or for <br /> the breach of any of the covenants or agreements contained in <br /> this lease, or to recover possession of said premises , <br /> whether such action progresses to judgment or not . <br /> 11 . At the expiration of said ten ( 10 ) year term of this <br /> lease lessees agree to quit and surrender possession of said <br /> premises and its appurtenances to lessors in good condition, <br /> reasonable wear and tear and damage by the elements and other <br /> casualties excepted. However , after nine ( 9 ) years of this <br /> lease have expired , lessors are to give notice to vacate or <br /> lessees agree to pay at a renegotiated rental rate after the <br /> entire lease has expired . <br />
