Conditions of Approval . <br /> SA-92-0075 <br /> Page 4 <br /> (Development Title Section 9-1145. 5) <br /> e. Encroachment permit shall be required for work within <br /> road right-of-way. (Development Title Section 9-1145.2) <br /> 3. BUILDING INSPECTION DIVISION <br /> a. The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and <br /> shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a <br /> storage building, M-1 occupancy, to a retail sales <br /> occupancy, B-2 occupancy. (UBC Section 502) The <br /> structure must be brought into compliance with all <br /> current code provisions including structural, <br /> plumbing, mechanical, electrical, energy, and <br /> handicap requirements. <br /> (2) Provide restrooms conforming with all disabled <br /> access requirements. (CCR Title 24) <br /> b. A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection Division <br /> prior to performing any excavation of filling of earth <br /> material: <br /> (1) A grading plan shall contain the information listed <br /> in the UBC Appendix, Chapter 70, Section 7006 (1) . <br /> (2) The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> (3) Grading in excess of 5, 000 cubic yards shall comply <br /> with Section 7014 for "Engineered Grading <br /> Requirements. " <br /> (4) All recommendations of the soils engineer shall be <br /> incorporated in the grading plans. <br /> (5) All compaction reports must be submitted prior to a <br /> foundation inspection. <br /> (6) All grading permits are subject to approval by the <br /> other departments. <br />
