The mobile home located on the parcel shall be converted <br /> to storage under permit from the Building Inspection <br /> Division, or it shall be removed. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a. Dedication to result in a 25 foot wide right-of-way from <br /> the centerline of Forest Lake Road to the property line <br /> with a 20 ' X 20 ' corner cut-off (snipe) at the <br /> intersection with North 99 Frontage Road (west) shall be <br /> required across the frontage of APN 005-141-26. <br /> (Development Title Section 9-1150. 2) <br /> b. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. (The fee currently is <br /> $298. 35 per daily trip-end generated in the Lodi area and <br /> only applicable to additional trip-ends generated by this <br /> project. The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering construction Cost Index <br /> as published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> C. The frontage improvement for Forest Lake Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 50 foot right-of-way rural road. The <br /> construction of the frontage improvements will be <br /> deferred upon execution by the Owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Improvement Plan. (A <br /> $260. 00 fee currently is required for processing per <br /> Development Title Table 9-240. 2 in addition to a copy of <br /> the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works <br /> will prepare the drawing and estimate for an additional <br /> fee of $115. 00) (Development Title Section 9-1500. 2) <br /> d. The driveway approach shall be improved in accordance <br /> with the requirements of the San Joaquin County Standards <br /> R-13 and R-17 prior to issuance of the building permit. <br />
