CONDITIONS OF APPROVAL <br /> MIGUEL A. MACHADO <br /> RA-92-5 (SA-89-25) <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION <br /> a. This approval shall be for the conversion of a second- <br /> floor storage area within an approved cattle auction <br /> facility to two guest room suites. <br /> b. The guest room suites shall only be for the use of the <br /> clients of the auction facility and shall not be rented. <br /> C. Two additional automobile parking spaces shall be <br /> provided at the auction facility for the use of the guest <br /> suites ' occupants. (Section 3700 (b) of the Planning <br /> Title) <br /> d. The two parking spaces shall be paved and permanently <br /> maintained with either concrete or asphalt concrete and <br /> be delineated. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. <br /> e. The location of the two parking spaces shall be shown on <br /> the Improvement Plan. <br /> f. All construction and improvements shall conform to the <br /> approved Site Plan and the Improvement Plan. <br /> g. One (1) copy of the Improvement Plan shall be submitted <br /> to the Development Services Division for distribution to <br /> the involved County departments. A Plan Check fee will <br /> be required. <br />
