The following Uniform Building Code and San Joaquin Or- <br /> dinance requirements will be applicable and shall be in- <br /> corporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> a. The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into <br /> areas less than 6 , 000 square feet by area separa- <br /> tion walls . <br /> b. Provide restrooms conforming with all disabled ac- <br /> cess requirements (C.A.C. , Title 24) . <br /> b. A grading plan shall be submitted and approved and a grading <br /> permit issued by the Building Inspection Division prior <br /> to performing any excavation or filling of earth material: <br /> a. A grading plan shall contain the information listed <br /> in the U.B.C. , Appendix, Chapter 70 , Section 7006 (1) . <br /> b. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels . <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> C. All recommendations of the soils engineer shall <br /> be incorporated in the grading plans . <br /> d. All compaction reports must be submitted prior to <br /> issuance of a building permit. <br /> C. The Development Plan shall indicate the following: <br /> a. Provide parking for the physically handicapped. <br /> The space (s) shall be located as close as possible <br /> to the primary entrance (C.A.C. , Title 24) . <br /> b. Provide identification signs for the parking space (s) <br /> including the "tow away" sign at each entrance or <br /> visible from each space (C.A.C. , Title 24) . <br /> C. The slope of a parking space shall not exceed 1/4 <br /> inch per foot (C.A.C. , Title 24) . <br /> 4 . Planning Division: <br /> a. Designated, on-site parking spaces shall be provided for <br /> each use, as follows: <br /> ° Office: One space �(9 ' x 20 ' ) for each 250 square <br /> feet of floor area; <br />
