AMENDED <br /> CONDITIONS OF APPROVAL <br /> SA- 89-21 <br /> William Beckman , Etal <br /> Unless otherwise noted , all conditions of approval shall be <br /> met prior to issuance of building permits and occupancy. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan , prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , <br /> on-site parking , services , frontage improvements , and <br /> grading , shall be submitted to the Department of Public <br /> Works for approval . The development shall be <br /> restricted to one access on Jack Tone Road only. <br /> b . A Drainage Trust Fund fee of $4 ,696 per acre is <br /> required . Calculations for sizing pond shall be <br /> submitted for approval . <br /> C . Temporary facility maybe served by septic system <br /> subject to Health Department approval . At time of <br /> permanent development of the site , public sewer shall <br /> be provided . A "will serve " letter will be required <br /> from the Lockeford Community Services District . <br /> d . The frontage improvements for Jack Tone Road shall be <br /> constructed in conformance with the standards for <br /> one-half of an 84-foot right-of-way urban street and <br /> within 3 years of the date of approval of this Site <br /> Approval unless this approval has expired or has been <br /> superseded at that time . <br /> e . Encroachment permit shall be required for work within <br /> Jack Tone Road right-of-way . <br /> f . Dedications , improvements , and permits shall be as <br /> required by Caltrans along the frontage of State Route <br /> 12/ 88 ( State Route 12/ 88 is designated as an arterial <br /> road on the L<,nd Use /Circulation Element of the General <br /> Plan and is normally 110' in width) . <br />
