g. A community detention pond/terminal drainage system shall be provided to meet the <br /> requirements of the County and the State Reclamation Board for adequate drainage for <br /> the subdivision. The right-of-way for Bear Creek shall be shown, and a permit from the <br /> State Reclamation Board shall be acquired. <br /> h. The project shall be served by a public water system conforming to the requirements of <br /> the Department of Public Health Services and the Department of Public Works. The <br /> system shall provide adequate domestic and fire water supply in conformance with the <br /> requirements of the County Fire Warden and the local fire district. A test well showing <br /> that the production well will meet all applicable standards is required prior to the approval <br /> of the improvement plans or any work within the site. <br /> i. The project shall be served by a public sewer collection and treatment system <br /> constructed in conformance with the requirements of the Department of Public Health <br /> Services and the Department of Public Works. A wastewater treatment plant study <br /> acceptable to the Department of Public Works and the Department of Public Health <br /> Services is required prior to approval of the improvement plans or any work within the <br /> site. <br /> j. Street lighting shall be provided for the subdivision and the frontage of Eight Mile Road. <br /> Eight Mile Road may be included in the deferred frontage improvement agreement. <br /> k. A County Service Area shall be formed prior to the approval of the Final Map to provide <br /> for the operation, maintenance, and improvement of storm drainage, water, sanitary, and <br /> street lighting facilities. <br /> I. All lots shall be designated by number. <br /> M. Access rights shall be dedicated and restricted for Lots 1 through 6 and Lots 22 through <br /> 24 along the frontage of Eight Mile Road, and for Lots 1 and 24, 125 feet from Eight Mile <br /> Road, along the frontage of the entrance road. Temporary emergency access is to be <br /> allowed along the easterly line of Lot 5 until secondary public road access is provided. <br /> n. A Preliminary Soils Report is required, in accordance with County standards for the <br /> purpose of determining the R-Value for the design of the roads. <br /> o. The subdivider shall agree to and shall pay service fees for the County-provided utility <br /> services in an amount equal to the estimated fees for the period from the time the <br /> improvements are accepted until the effective date of assessment on the tax roll. Deposit <br /> of the fees shall be submitted at the time of the acceptance of the facilities by the County. <br /> P. All utilities under 24 KV shall be underground. Easements for utilities shall be provided <br /> as required by the public utility companies. <br /> q. No structures shall be allowed within 42 feet of the centerline of Eight Mile Road. <br /> r.
