I CONDITIONS OF APPROVAL NORMAN'S NURSERY DP-92-10 Unless otherwise specified, all Conditions of Approval shall be complied with prior to the issuance of any Building Permits 1. DEPARTMENT OF PUBLIC WORKS a. An Improvement Plan, showing drainage, driveway access details, on-site parking, existing and proposed utility services, and grading, shall be submitted to the Department of Public Works for approval. Storm drainage shall be retained on-site, (Planning Title Section 9-10002) . b. An Encroachment Permit shall be required for work within the road right-of-way (Streets and Highway Title Section 10-3103) . C. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of the building permit application. (The fees currently are $2 , 096. 00 per single family dwelling unit, $1, 373 . 00 per multi family dwelling unit, $1, 017 . 00 per 1, 000 gross square foot of building as "Manufacturing" , or $208. 08 per daily trip-end generated in the Linen area. If there is no building permit required, the fee will be exempt. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record) (Resolution R-90- 304) . 2. BUILDING DIVISION a. The Construction Site Plan shall indicate the following: 1) Provide parking for the physically handicapped. The space(s) shall be located as close as possible to the primary entrance (C.C.R. , Title 24) . 2) Provide identification signs for the parking space(s) including the "tow away" sign at each entrance or visible from each space (C.C.R. , Title 24) . 3) The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R. , Title 24) . b. The portable toilets are to be handicapped accessible.
