I <br /> CONDITIONS OF APPROVAL <br /> NORMAN'S NURSERY <br /> DP-92-10 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the issuance of any Building Permits <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a. An Improvement Plan, showing drainage, driveway access details, <br /> on-site parking, existing and proposed utility services, and <br /> grading, shall be submitted to the Department of Public Works <br /> for approval. Storm drainage shall be retained on-site, <br /> (Planning Title Section 9-10002) . <br /> b. An Encroachment Permit shall be required for work within the <br /> road right-of-way (Streets and Highway Title Section 10-3103) . <br /> C. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the <br /> building permit application. (The fees currently are $2 , 096. 00 <br /> per single family dwelling unit, $1, 373 . 00 per multi family <br /> dwelling unit, $1, 017 . 00 per 1, 000 gross square foot of building <br /> as "Manufacturing" , or $208. 08 per daily trip-end generated in <br /> the Linen area. If there is no building permit required, the <br /> fee will be exempt. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record) (Resolution R-90- <br /> 304) . <br /> 2. BUILDING DIVISION <br /> a. The Construction Site Plan shall indicate the following: <br /> 1) Provide parking for the physically handicapped. The <br /> space(s) shall be located as close as possible to the <br /> primary entrance (C.C.R. , Title 24) . <br /> 2) Provide identification signs for the parking space(s) <br /> including the "tow away" sign at each entrance or visible <br /> from each space (C.C.R. , Title 24) . <br /> 3) The slope of a parking space shall not exceed 1/4 inch per <br /> foot (C.C.R. , Title 24) . <br /> b. The portable toilets are to be handicapped accessible. <br />
