SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Betty Galli to conduct a <br /> Soil Suitability Study and Nitrate Loading Study for her property located at 12601 and <br /> 12650 West Platti Road, Tracy, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed Development <br /> A minor subdivision is proposed to divide the Site into a 2.11-acre homesite parcel and <br /> a designated remainder (Plate 2). Mrs. Galli indicated that she is splitting the land so <br /> that she can sell the designated remainder and divide the income as inheritance for her <br /> children. Her neighbor, Mike Silva, who is currently farming the land, will purchase the <br /> property. She plans to keep the homesite parcel (personal communication, March 6, <br /> 2020). <br /> Site Description <br /> The Site is defined as Assessor's Parcel Numbers (APN) 212-100-03 and -01, <br /> approximately 50 acres in size. It is located at 12601 and 12650 West Platti Road, <br /> Tracy, California. <br /> The Site is open land used to grow alfalfa, with a house, garage, and several <br /> outbuildings located at its southeast corner (Plates 3 and 4). Three domestic wells and <br /> one or more septic systems are located on the Site. The Site boundaries are defined to <br /> the north and west by the Old River. A small island located in the river is considered <br /> part of the Site. <br /> LOGE 20-12 Page 1 <br />
