SA-89-42 OF TONY AND VIVIAN LUCHETTI (C/O BILL AND <br /> CAROLYN RUSSELL) <br /> ---------------------------------------------------------------- <br /> The Planning Division has reviewed the above-referenced applica- <br /> tion and offers the following comments : <br /> General Plan and Zoning Considerations : <br /> The proposed project is for an automobile restoration facility <br /> with accessory sales and towing. The General Plan designation <br /> for this area is Limited Industrial , and the zoning is M-1 <br /> (Limited Manufacturing) , which may conditionally permit the pro- <br /> posed use under Section 9-72O1 (a) ( 15 ) . <br /> Services: <br /> The applicant is proposing to use the existing private well and <br /> septic system. Drainage is to Branch Creek. Under Section <br /> 9-10002 of the Planning Title, a Site Approval application is <br /> required for development in areas not served by public facili- <br /> ties. <br /> Parking: <br /> All parking, driveway, and maneuvering areas will require paving. <br /> The 1900 square feet of shop area will require two parking spaces <br /> ( 1 : 1000 sq. ft . ) , the 575 square feet of office area will <br /> require two spacer ( 1 : 250 sq. ft . ) , and the two employees will <br /> require two spaces ( 2 : 3 employees) , for a total of six required <br /> parking spaces . <br /> Landscaping: <br /> A 10-foot planter will be required along the front property line <br /> adjacent to Mariposa Road. If a residence exists on the parcel <br /> to the west , a solid six-foot-high wall is required along the <br /> west property line. <br />
