Gau, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT : SA-89-42 (PRE-APPLICATION) to establish an auto <br /> restoration facility with accessory sales and towing , located on <br /> the S . side of Mariposa Rd. , 1000 ' NW. of Carpenter Rd. , E . <br /> Stockton . <br /> APPLICANT : Tony & Vivian Lucchetti APN : 179-082-53 <br /> INFORMATION : <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area . <br /> Mariposa Road has an existing right-of-way width of 80 feet, and <br /> a planned right-of-way width Of 110 feet. <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan, prepared by a registered Civil <br /> Engineer , showing drainage , driveway access details , on-site <br /> parking, existing and proposed utility services, and gradino, , <br /> shall be submitted to the Department of Public Works for <br /> approval . (Terminal drainage to Branch of Duck Creek is <br /> required ) . <br /> 2 . A 15-foot wide roadway dedication is required on <br /> Mariposa Road along the frontage of APN 179-080-53 . <br /> 3 . The frontage improvement for Mariposa Road shall be <br /> constructed in conformance with the standards for one-half of <br /> an 110-foot right-of-way street. The construction of the <br /> frontage improvement may be deferred at the option of the <br /> Department of Public Works, in which event the owner shall <br /> execute a Deferred Frontage Improvement Agreement prior to <br /> approval of the Improvement Plan. (A $250.00 fee is required <br /> for processing per Ord. No . 3337 in addition to a copy of the <br /> Grant Deed and an engineer ' s estimate with a drawing ofthe <br /> required frontage improvements on a form to be supplied by <br /> the Public Works Department. ) <br />
