CONDITIONS OF APPROVAL <br /> SA-88-31 <br /> J . R. SIMPLOT COMPANY <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the initiation of the use . <br /> PUBLIC WORKS DEPARTMENT <br /> 1 . An Improvement Plan , prepared by a Civil Engineer , showing <br /> drainage , driveway access details , on-site parking , and <br /> grading shall be submitted to the Department of Public Works <br /> for approval . An on-site drainage pond is required . <br /> 2 . A 10-foot wide roadway dedication is required on Mc Kinley <br /> Avenue along the frontage of APN 195-270-09 and 23 . <br /> 3 . The frontage improvements for Mc Kinley Avenue shall be <br /> constructed in conformance with the standards for one-half <br /> of a 60-foot right-of-way street . The construction of the <br /> frontage improvements may be deferred at the option of the <br /> Department of Public Works , in which event the owners shall <br /> execute a Deferred Frontage Improvement Agreement prior to <br /> approval of the Improvement Plan and issuance of a Building <br /> Permit . <br /> 4 . An Encroachment Permit shall be required for work within the <br /> road right-of-way . <br /> LOCAL HEALTH DISTRICT <br /> 1 . The existing well is to be destroyed under permit and <br /> inspection by the Health District and connection to public <br /> water is required. <br /> 2 . The existing septic tank is to be properly destroyed. <br /> Construct a new disposal system, sized for the number of <br /> employees proposed , under a permit and inspection by the <br /> Health District . <br /> 3 . The existing swimming pool is to be properly abandoned to <br /> prevent a hazard or nuisance. <br /> 4 . The parking of garbage trucks must comply with one of the <br /> following: Either; <br /> a. The garbage trucks must be clean , with a letter in our <br /> file of the approved wash facility being used. Or ; <br /> b. Install an approved wash facility at this site designed <br /> by a Registered Engineer . This system will need to <br /> take into account that there is a high water table in <br /> this area and public sewers are not available. <br />
