SA-88-31 <br /> Page Two <br /> BUILDING DIVISION <br /> 1 . The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to <br /> the Building Inspection Division : <br /> a. Provide restrooms conforming with all disabled access <br /> requirements (C.A. C. , Title 24) . <br /> b. Provide ramp access to office trailer. <br /> 2 . A grading plan shall be submitted and approved and a grading <br /> permit issued by the Building Inspection Division prior to <br /> performing any excavation or filling of earth material : <br /> a . A grading plan shall contain the information listed in <br /> the U. B. C . , Appendix , Chapter 70 , Section 7006( 1 ) . <br /> b. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels . <br /> Retaining wall details shall be submitted where <br /> applicable . <br /> C. All recommendations of the soils engineer shall be <br /> incorporated in the grading plans . <br /> d . All compaction reports must be submitted prior to <br /> issuance of a building permit . <br /> 3 . The Development Plan shall indicate the following : <br /> a. Parking shall be provided for the physically <br /> handicapped . The space( s ) shall be located as close as <br /> possible to the primary entrance . <br /> b. Identification signs for the parking space (s ) , <br /> including the "tow away" sign, shall be provided at <br /> each entrance or be visible from each space . <br /> C. The slope of the parking space( s) shall not exceed 1/4 <br /> inch per foot . <br /> PLANNING DIVISION <br /> 1 . A copy of the Improvement Plan prepared for Public Works <br /> shall be submitted to the Planning Division for approval <br /> which shows the following : <br /> a. Trucks and vehicles cannot intrude or block traffic on <br /> Mc Kinley at anytime. Thus , the front gate shall be <br /> recessed a minimum of twenty (20) feet from the <br /> property line . If the gate is proposed to be located <br /> at the property line , it shall be equipped with an <br /> automatic opening mechanism. <br />
