Gravel shall be allowed in the trailer storage area as long as the storage is long term; otherwise , the area shall be paved . d. The area where dumpsters are to be stored shall be clearly delineated and screened . e . Signage detail shall be clearly shown. A wall-mounted sign or a single monument sign shall be allowed . 2 . A twenty-foot-wide (20' ) landscaped strip adjacent to and measured from the property line along Mc Kinley Avenue shall be provided as well as the open area in front of the office facing the street . Details of a landscaping and irrigation plan shall be shown on the Improvement Plan. As an alternative , two copies of a separate landscape and irrigation plan shall be submitted to the director . In either case , landscape details shall include a key showing size , type , number , and spacing of all proposed plantings. Details of an automatic and timed sprinkler system shall be shown , all approved landscaping and sprinklers shall be in place prior to issuance of an occupancy permit . The landscaped areas shall be planted in the following manner : a. In landscaped areas running parallel to streets , trees shall be spaced no further than 25-feet apart . Trees shall be a minimum one-inch caliper and 15-gallon size at the time of planting and shall be double staked. The tree type shall be selected from the County's tree list . b. Landscaped areas shall contain shrubs and/or living ground cover; concrete , asphalt , and any surface material including rocks or bark are not acceptable . 3 . No refuse dumping shall be allowed on the project site. 4 . The proposed office shall meet all requirements for flood hazard reduction a specified under Section 9-10325 of the Planning Title . 5 . All lighting shall be hooded and oriented to prevent glare onto adjoining property and Mc Kinley Avenue. NOTE : Any modification of the above conditions or approved plan shall only be by a "Revision of Approval" application or by the filing of a new application.
