Gravel shall be allowed in the trailer storage area as <br /> long as the storage is long term; otherwise , the area <br /> shall be paved . <br /> d. The area where dumpsters are to be stored shall be <br /> clearly delineated and screened . <br /> e . Signage detail shall be clearly shown. A wall-mounted <br /> sign or a single monument sign shall be allowed . <br /> 2 . A twenty-foot-wide (20' ) landscaped strip adjacent to and <br /> measured from the property line along Mc Kinley Avenue <br /> shall be provided as well as the open area in front of the <br /> office facing the street . Details of a landscaping and <br /> irrigation plan shall be shown on the Improvement Plan. As <br /> an alternative , two copies of a separate landscape and <br /> irrigation plan shall be submitted to the director . In <br /> either case , landscape details shall include a key showing <br /> size , type , number , and spacing of all proposed plantings. <br /> Details of an automatic and timed sprinkler system shall be <br /> shown , all approved landscaping and sprinklers shall be in <br /> place prior to issuance of an occupancy permit . The <br /> landscaped areas shall be planted in the following manner : <br /> a. In landscaped areas running parallel to streets , trees <br /> shall be spaced no further than 25-feet apart . Trees <br /> shall be a minimum one-inch caliper and 15-gallon size <br /> at the time of planting and shall be double staked. <br /> The tree type shall be selected from the County's tree <br /> list . <br /> b. Landscaped areas shall contain shrubs and/or living <br /> ground cover; concrete , asphalt , and any surface <br /> material including rocks or bark are not acceptable . <br /> 3 . No refuse dumping shall be allowed on the project site. <br /> 4 . The proposed office shall meet all requirements for flood <br /> hazard reduction a specified under Section 9-10325 of the <br /> Planning Title . <br /> 5 . All lighting shall be hooded and oriented to prevent glare <br /> onto adjoining property and Mc Kinley Avenue. <br /> NOTE : Any modification of the above conditions or approved plan <br /> shall only be by a "Revision of Approval" application or by <br /> the filing of a new application. <br />
