Item No . 3 <br /> PC : 5-19-88 <br /> SA-88-31 <br /> Page 2 <br /> STAFF ANALYSIS <br /> STAFF ACTION: <br /> On April 8 , 1988 , the Planning Division approved Site Approval <br /> Application No. SA-88-31 subject to the required Findings listed <br /> below and with Conditions of Approval as attached. <br /> FINDINGS <br /> 1 . "The establishment , maintenance, and operation of the use <br /> does not conflict with the General Plan. " <br /> Staff can make this finding because the proposed use, which <br /> is permitted with a Site Approval in the I-PA zone, is con- <br /> sistent with the General Plan designation of General <br /> Industrial . <br /> 2 . "Adequate utilities, access roads, sanitation, drainage, and <br /> other necessary facilities have been provided, and the pro- <br /> posed improvements are properly related to existing and pro- <br /> posed streets and highways . " <br /> ° Staff can make this finding because all utilities, improve- <br /> ments, and other facilities are existing or will be pro- <br /> vided as reflected in the approved Site Plan and <br /> Improvement Plan. <br /> 3 . "The property involved is of adequate size and shape to <br /> accommodate the proposed use and all yards, building <br /> coverage, setbacks, parking areas, and other requirements of <br /> this Title . " <br /> Staff can make this finding because the proposed use <br /> complies with all Code requirements as demonstrated by the <br /> Site Plan submitted with the application. <br /> 4 . "Issuance of the permit will not be significantly detrimental <br /> to the public health, safety, or welfare or be injurious to <br /> the property or improvements of adjacent properties. " <br /> Staff can make this finding because the proposed use is <br /> compatible with the surrounding area and will not have an <br /> adverse effect on nearby properties . <br /> On April 18 , 1988 , the applicant , William Duncan, appealed Public <br /> Warks Conditions 1 (a) and (c) , Building Inspection Division <br /> Conditions 3 (a) , (b) , and (c) , and Planning Division Conditions <br /> 4 (a) ( 2 ) , (b) , and (d) . <br />
