Duncan' s statements in quotes. <br /> Department of Public Works Conditions: <br /> 1 . a. An Improvement Plan, prepared by a Civil Engineer, showing <br /> drainage, driveway access details, on-site parking, and <br /> grading shall be submitted to the Department of Public <br /> Works for approval . An on-site drainage pond is required. <br /> "We have submitted 10 copies of the Improvement Plan. " <br /> c . The frontage improvements for McKinley Avenue shall be <br /> constructed in conformance with the standards for one-half <br /> of a 60-foot-wide right-of-way street . The construction <br /> of the frontage improvements may be deferred at the option <br /> of the Department of Public Works, in which event the <br /> owners shall execute a Deferred Frontage Improvement <br /> Agreement prior to approval of the Improvement Plan and <br /> issuance of a Building Permit . <br /> ° "McKinley Avenue is bordered by open land with no impro- <br /> vements for the most part ; therefore, we feel this <br /> requirement is premature . " <br /> Building Inspection Division Conditions : <br /> 3 . a. The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> ( 1 ) Provide restrooms conforming with all disabled access <br /> requirements (C .A.C . , Title 24) . <br /> ( 2 ) Provide ramp access to the office trailer . <br /> ° "This property will not be open to the public; there- <br /> fore, these items should not be required. " <br /> b. A grading plan shall be submitted by the applicant , and it <br /> shall be approved and a grading permit shall be issued by <br /> the Building Inspection Division prior to the performance <br /> of any excavation or filling of earth material : <br /> ( 1 ) The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels . <br />
