REVISED CONDITIONS OF APPROVAL <br /> BLUE MAGIC PRODUCTS, INC. <br /> LA-92-0048 <br /> Unless otherwise specified, all Ordinance Requirements shall be <br /> complied with prior to the recordation of the Notice of Lot Line <br /> Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT <br /> a. A "Notice of Lot Line Adjustment" shall be recorded prior <br /> to conveyance of property through deeds by the owner. <br /> Legal descriptions of the lands to be exchanged shall be <br /> submitted to the Surveyor' s Division for review and <br /> forwarding to the Community Development Department. The <br /> descriptions shall be stamped and signed by a Registered <br /> Civil Engineer or a Licensed Land Surveyor. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a. A Recorded Deed is allowed, but if points or lines are <br /> set, a Record of Survey is required. (New legal <br /> description shall be submitted to Surveyor's Office for <br /> review. ) (Development Title Section 9-872 . 4) <br /> b. New description must reflect correct distance with <br /> qualifiers to avoid overlap or gap. <br /> 3. PUBLIC HEALTH SERVICES <br /> a. This lot line adjustment shall not be recorded until the <br /> San Joaquin County Public Health Services and the Central <br /> Valley Regional Water Quality Control Board certify the <br /> entire site as clean (Section 25297 . 1 Porter-Cologne <br /> Water Quality Control Act) <br /> b. Open, pump, and backfill the septic tank, seepage pit or <br /> excavation under permit and inspection by the <br /> Environmental Health Division, or provide a finalized <br /> permit of septic tank destruction from Environmental <br /> Health Division. <br /> 4. BUILDING DIVISION <br /> a. The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> (1) Exterior walls less than twenty feet (201 ) from a <br /> property line shall be of one-hour, fire-resistive <br /> construction. <br />
