UP-89-21 OF FRENCH CAMP <br /> SOUTHERN BAPTIST CHURCH (C/O RLC ASSOCIATES) <br /> -------------------------------------------------------------------------------- <br /> The applicant has submitted a pre-application for a Use Permit for a 225 seat <br /> sanctuary with a 5;500 square foot structure for classes, offices, kitchen, and <br /> fellowship hall. The Planning Division has reviewed this pre-application and <br /> offers the following comments: <br /> General Plan and Zoning: <br /> The project site is zoned I-PA (Interim Protected Agriculture) and is shown as <br /> Low Density Residential on the General Plan. Section 9-4202(a) of the Planning <br /> Title permits churches in an I-PA zone, subject to an approved Use Permit. <br /> Land Use/Compatibility: <br /> The proposed project is to be located on a 3.5-acre parcel at the southwest cor- <br /> ner of French Camp Road and Ponderosa Street. Existing uses to the north <br /> include the Post Office, Fire Department, a church, and residences. To the east <br /> are more residences and the land to the west is vacant. A 38.5-acre parcel in <br /> agriculture forms the southern boundary. Points of conflict that may arise <br /> between the church and the agricultural use may include the creation of dust, <br /> noise, pesticide spraying, and trespass. This should not be a significant <br /> impact since church assembly would occur on Sundays and Wednesdays, and such <br /> things as agricultural spraying could be scheduled when church members would not <br /> be on-site. <br /> Site Plan Evaluation: <br /> In the event the applicant decides to submit a full application, the following <br /> points should be considered: <br /> ° The Site Plan must contain all the items noted on the application check <br /> list. <br />
