The application should state the maximum seating capac- <br /> ity of each proposed building. <br /> ° The Site Plan that was submitted with the pre-application does not indicate <br /> whether access will be provided from Ponderosa Street or French Camp Road. <br /> The applicant may wish to consider using Ponderosa Street for site access. <br /> This would minimize road congestion and vehicle movement conflicts on <br /> French Camp Road. <br /> ° The parking lot shall meet the requirements found in Sections 9-3702 and <br /> 9-3704 of the Planning Title. The Site Plan should indicate that the park- <br /> ing lot will be paved with asphaltic concrete. <br /> ° The Site Plan needs to provide details on landscaping, walkways, perimeter <br /> fencing, the steeple, and signage. Any proposed sign should be of a <br /> monument-type construction and meet the requirements of Section 9-3606. <br /> ° The following landscaping standards would be required: <br /> A. Planters Adjacent to Public Streets. All open parking areas of ten <br /> (10) or more required vehicle spaces which abut a public street shall <br /> be landscaped to a depth of ten (10) feet, excluding curbing and meas- <br /> ured from the edge of the abutting street right-of-way line, with <br /> openings for walkway and/or driveway purposes. Planters shall include <br /> trees spaced no further than 25 feet apart and may include mounding, <br /> shrubbery, and/or lawn. Planter areas adjacent to entrance drives or <br /> street corners shall not block visibility. There shall be clear site <br /> visibility from three (3) to six (6) feet for auto traffic at these <br /> locations. <br /> B. Landscaped Areas or Planters Within Parking Lots. Trees shall be <br /> planted and maintained at a minimum ratio of one tree for every eight <br /> parking spaces in lots that contain 10 or more required vehicle <br /> spaces. Trees shall be planted and distributed in a manner that will <br /> ensure that within 15 years of establishment of the parking lot, at <br /> least 50 percent of the parking area will be shaded. This is calcu- <br /> lated by using the diameter of the crown of the tree at 15 years. <br /> C. Parking Next to Residential Areas. A minimum five-foot-wide (5' ) <br /> planter strip, excluding curbing, shall be planted and maintained <br /> along the edge of parking areas that abut residential districts. <br /> This shall be counted as a part of the landscaped area described in <br /> Subsection B, if appropriate. <br /> D. Tree Standards. Trees shall be a minimum of one-inch (1 " ) caliper <br /> and 15 gallons in size at the time of planting, unless specified <br />
