CONDITIONS OF APPROVAL <br /> SA-93-37 <br /> Jack Verderame <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> i <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the establishment of a pallet yard for the construction, <br /> repair, storage, and sale of wooden pallets. <br /> b. Submit an Improvement Plan prepared by a registered Civil Engineer, showing <br /> drainage, driveway access details, on-site parking, existing and proposed utility <br /> services, and grading within thirty (30) days of the effective date of the approval. <br /> Additional storm drainage run-off created by the use shall be retained in the existing <br /> storm retention pond. A plan check fee will be required. (Development Title Section <br /> 9-884) Required improvements shall be installed within one (1) year of the effective <br /> date of the approval and before the approval of the Business License and issuance of <br /> the Final Certificate of Occupancy. <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking <br /> spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a durable, dust-free surface. Pallet storage areas may at <br /> a minimum be surfaced with six (6) inches of base material or as required by the Fire <br /> Prevention Bureau and the Montezuma Fire District. Bumper guards shall be provided <br /> when necessary to protect adjacent structures or properties. (Development Title <br /> Section 9-1015.5) <br /> d. The facility shall not operate between the hours of 6:00 p.m. and 7:00 a.m. Air <br /> compressors and pneumatic equipment shall not be operated before 7:00 a.m. <br /> e. The applicant shall secure an approved Business License prior to the initiation of the <br /> use. (Section 7-1000 of the County Ordinance Code) The Business License <br /> application shall be submitted within thirty (30) days of the effective date of the <br /> approval. <br /> f. A minimum of six (6) automobile parking spaces shall be required for the approved <br /> use. The size and location of the parking spaces shall be consistent with the <br /> requirements of Chapter 9-1015 of the Development Title and be included on the <br /> Improvement Plan.
