g. A maximum of two (2) advertising signs shall be permitted for the approved use; only <br /> one of which may be a freestanding sign. Existing and proposed sign details shall be <br /> consistent with Chapter 9-1710 of the Development Title and be included on the <br /> Improvement Plan. <br /> h. A minimum ten (10) foot wide landscaped strip, respecting ultimate right-of-way <br /> widths, shall be installed across the frontage of State Route 99, East Frontage Road. <br /> The strip shall be continuous except where crossed by driveways, walkways, and <br /> existing structures within the required strip. All areas not used for buildings, parking, <br /> driveways, walkways, or other permanent facilities shall be landscaped. (Development <br /> Title Section 9-1020.9) Landscape details shall be consistent with Chapter 9-1020 of <br /> the Development Title and be included on the Improvement Plan. <br /> i. A solid masonry wall between seven (7) feet minimum and eight (8) feet maximum in <br /> height shall be erected along the east property line of the subject parcel. All <br /> screening details shall be included on the Improvement Plan and be installed prior to <br /> issuance of the Certificate of Occupancy for the approved use. (Development Title <br /> Section 9-1022.4{e}) <br /> j. All storage materials and related activities shall be enclosed by a screen six (6) to <br /> eight (8) in height. Items stored within one hundred (100) feet of the east property line <br /> shall not be stacked higher than two (2) feet above the adjacent screen. <br /> (Development Title Section 9-1022.4{e}) <br /> k. Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three <br /> sides and gated on the fourth side. (Development Title Section 9-1022.4{e}) Details <br /> shall be included on the Improvement Plan and be installed prior to issuance of the <br /> Certificate of Occupancy. <br /> I. Any security or parking lot lighting shall be installed according to the requirements of <br /> Section 9-1015.5fg} of the Development Title. All lighting shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorist. <br /> M. The distance between pallet storage areas, the height of pallet storage, and the size <br /> and surfacing of fire lanes in the pallet storage area shall be consistent with the <br /> requirements of the San Joaquin County Fire Prevention Bureau and the Montezuma <br /> Fire District and be included on the Improvement Plan. <br /> The following Uniform Building Code and San Joaquin County Ordinance requirements will be <br /> applicable and shall be incorporated in the construction plans before submittal to the Building <br /> Inspection Division: <br /> n. Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24). <br /> o. Obtain building permits for portable trailer, storage shed, and pole structure at cutting <br /> area. <br /> Conditions of Approval - 2 - SA-93-37 <br />
