The Variance will not authorize a use or activity which is <br /> not otherwise expressly authorized by the zone regulation <br /> because intended uses are residential which are permitted in <br /> the zone. <br /> PROJECT DESCRIPTION <br /> The proposal is an attempt to secure a Variance from the minimum <br /> parcel size of 10 acres and 40 acres which, if approved, would <br /> permit an application for a Minor Subdivision. The property, <br /> consisting of Lot 32 , Morse Colony, is bisected by two zones, <br /> GA-40 north of Morse Road and GA-10 south of Morse Road. It is <br /> irregular in shape, relatively flat and bounded by two public <br /> road and the Woodbridge Irrigation District Canal. No structures <br /> are existing on either portion of the project site. <br /> If the requested Variance and subsequent Minor Subdivision are <br /> approved, a single family residence could be built on each <br /> parcel. <br />
