Conditions of Approval <br /> SA-92-0061 <br /> Page 2 <br /> d. Except for movement on and off the property, animals <br /> shall not be kept or maintained in coops, pens, or <br /> corrals of less than one-half acre or within barns or <br /> similar structures closer than forty (40) feet from any <br /> rear or side property line. (Development Title Section <br /> 9-1045. 5) <br /> e. The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of <br /> the County Ordinance Code) <br /> f . Any proposed lighting for the approved use shall be <br /> directed away form Murphy Road, Avena Road, and adjacent <br /> properties. Lighting details shall be included on the <br /> Improvement Plan. <br /> ` ,cj. A maximum of one (1) freestanding and one (1) wall <br /> mounted sign shall be permitted as a part of this <br /> approval. Sign details shall be consistent with Section <br /> 9-1710 of the Development Title and be included on the <br /> Improvement Plan. <br /> jh. Two (2) automobile parking spaces shall be provided for <br /> each of the three approved residential units. Two (2) <br /> additional automobile parking spaces shall be provided <br /> for each three non-resident employees on the largest <br /> shift. Parking details shall be consistent with Section <br /> 9-1015 of the Development Title and be included on the <br /> Improvement Plan. <br /> 2: DEPARTMENT OF PUBLIC WORKS I - <br /> a. The driveway approaches shall be improved in accordance <br /> with the requirements of the San Joaquin County Standards <br /> R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145 . 5) <br /> b. An Encroachment Permit shall be required for work within <br /> the road right-of-way. (Development Title Section 9- <br /> 1145 . 2) <br /> C. The Traffic Impact Mitigation Fee shall be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. (The Fees currently are <br /> $855. 00 per 1, 000 gross square foot of building as <br /> "Manufacturing" , $2, 235. 00 per single family dwelling <br /> unit, and $1, 466. 00 per multi-family dwelling unit in the <br /> Escalon area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering construction Cost <br />
