SA- 89-27 <br /> PAGE 4 <br /> e. 1 . Details of a landscaping and irrigation plan shall <br /> be shown on the Improvement Plan. As an <br /> alternative , three ( 3) copies of a separate <br /> landscape and irrigation plan shall be submitted <br /> to the Director. In either case , landscape <br /> details shall include a key showing size , type , <br /> number , and spacing of all proposed plantings . <br /> Details of an automatic and timed sprinkler system <br /> shall be shown. All approved landscaping and <br /> sprinklers shall be in place prior to issuance of <br /> an occupancy permit . <br /> 2. the planter adjacent to Newton Road shall contain <br /> shrubbery or mounding not to exceed thee ( 3) feet <br /> in height . Trees must be trimmed the first six <br /> ( 6 ) feet in height to allow for sight distance. <br /> 3. Planter areas shall contain shrubs and/or living <br /> ground cover : concrete , asphalt , and any surface <br /> materials including rocks or bark are not <br /> acceptable . <br /> f . Expansion into the area designated as undeveloped on <br /> the site plan shall not be allowed without a site <br /> approval application or other discretionary <br /> application. <br /> NOTE : Payment of school fees may be required prior to <br /> issuance of building permits . Contact the Stockton <br /> School District for specific fee requirements . <br />
