CONDITIONS OF APPROVAL SA-89-22 Stockton Terminal Unless otherwise specified , all conditions of approval shall be complied with prior to the issuance of any building permits . 1 . PUBLIC WORKS DEPARTMENT a. An Improvement Plan , prepared by a Registered Civil Engineer , showing drainage , driveway access details , on-site parking , proposed waterline , Hardaway Road improvements , and grading , shall be submitted to the Department of Public Works for approval . Drainage calculations for the retention pond shall be submitted for approval . b. Hardaway Road shall be constructed in conrormance to the approved revised improvement plans for Fairchild Industrial Park along the frontage of the parcel . c. Dedications , improvements , and permits shall be as required by Caltrans along the frontage of State Route 88. ( State Route 88 is designated as an arterial road on the Land Use/Circulation Element of the General Plan and is normally 110" width. ) 2 . LOCAL HEALTH DISTRICT a. Construction a water well under permit and inspection of the Health District prior to occupancy. Should the number of non-resident individuals exceed 24 for at least 40 days per year , or the number of service connections exceed four , a yearly permit to operate a public water system under the provisions of Title 22 , CAC , will be required by the Health District . b. - Construct an individual sewage disposal system under a permit and inspection by the Health District prior to occupancy. System to be installed : 2 - 1800 gallon septic tanks ; 3 - 70 foot leach lines ; 3 - 36 inch seepage pits . c. Show on the Improvement Plan that the leach field area will be barricaded so it can not be driven on , parked on or have anything stored on top of it . Also show that there is a 100% replacement area.
