CONDITIONS OF APPROVAL <br /> SA-89- 15 <br /> Con-Fab Corporation <br /> Unless otherwise specified , all conditions of approval shall be <br /> complied with prior to the issuance of any building permits . <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> a. An Improvement Plan , prepared by a Civil Engineer , <br /> showing drainage , driveway access details , on-site <br /> parking , and grading shall be submitted to the <br /> Department of Public Works for approval . Drainage <br /> shall be retained on-site and pond calculations shall <br /> be submitted for approval . Ground water shall be five <br /> ( 5 ) feet clear of pond bottom. <br /> b . Public water shall be provided and a "will serve" <br /> letter will be required from the Lathrop County Water <br /> District . <br /> C . The frontage improvements for Lathrop Road shall be <br /> constructed in conformance with the adopted Lathrop <br /> Road Specific Road Plan plus curb , gutter , and <br /> sidewalk . The construction of the frontage <br /> improvements may be deferred at the option of the <br /> Department of Public Works , in which event the owner <br /> shall execute a Deferred Frontage Improvement Agreement <br /> prior to approval of the Improvement Plan and issuance <br /> of a Building Permit . (A $ 250 . 00 fee is required for <br /> processing per Ord . No . 3337 ) . <br /> d . r Lathrop Traffic Impact Mitigation Fee is <br /> required for this development ( The fee shall be <br /> $0. 38/ sq . ft . of building or $3 , 300/acre , *whichever <br /> yields the larger fee . The fee shall be automatically <br /> adjusted annually by the Engineering Construction Cost <br /> Index as Published by the Engineering News Record ) . <br /> e . Encroachment permit shall be required for work within <br /> road right-of-way . <br /> 5 . LOCAL HEALTH DISTRICT <br /> a . Construct an individual sewage disposal system under a <br /> permit and inspection by the Health District prior to <br /> occupancy . <br /> b. Connect to an approved public water supply system. If <br /> you intended to use the existing well an approved <br /> backflow prevention device must be installed on the <br /> water supply system. <br />
