CONDITIONS OF APPROVAL SA-89-15 PAGE 4 e . Any areas designated for outdoor storage shall be screened from the view of traffic on Lathrop Road . Tall landscaping may be used for screening . f . A trash enclosure location shall be designated on the Improvement Plan. The enclosure shall be designed to accommodate all trash receptacles and constructed on three sides with a solid wall and gated on the fourth side . g. Lighting standards shall not exceed twenty ( 20) feet in height . Lights shall be hooded to prevent glare onto adjoining properties . h. Details of a landscaping and irrigation plan shall be shown on the Improvement Plan. As an alternative , three copies of a separate landscape and irrigation plan shall be submitted to the Director . In either case , landscape details shall include a key showing size , type , number , and spacing of all proposed plantings . Details of an automatic and timed sprinkler system shall be shown. All approved landscaping and sprinklers shall be in place prior to issuance of an occupancy permit . Landscaping shall be permanently maintained by the property owner. i . A ten ( 10) foot wide planter is required along Lathrop Road , outside of the road right-of-way . 1 . The planter shall contain shrubbery or mounding not to exceed three ( 3) feet in height . Trees must be trimmed the first six ( 6 ) feet in height to allow for sight distance . 2 . The planted shall contain shrubs and /or living ground cover : concrete , asphalt , and any surface material including rocks or bark are not acceptable . 3 . Trees shall be spaced no further than twenty-five ( 25 ) feet apart . Trees shall be a minimum 1-inch caliper and 15-gallon size at the time of planting and shall be double staked . The tree type shall be selected form the County"s tree list . j . All construction and improvements shall conform to the approved site plan.
