x <br /> CONDITIONS OF APPROVAL <br /> All of the following conditions shall be met prior to approval of <br /> the Final Map: <br /> 1 . Department of Public Works : <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. <br /> b. All improvement plans and specifications must be approved <br /> by the County of San Joaquin Department of Public works <br /> prior to approval of the Final Map. <br /> c. If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one (1 ) <br /> year after filing the final map. <br /> d. The subdivider shall agree to and shall pay user ' s fees <br /> for the utility services from the time the improvements <br /> are accepted by the County to the end of the fiscal year , <br /> or up to a one (1 ) year period, as the case may be. <br /> e. Edna Court shall be dedicated and improved in compliance <br /> with County standards for a 50-foot rural road. <br /> f . Koster Road shall be fully improved on the subdivision <br /> side in compliance with County standards for a 60-foot <br /> rural type street. A 10-foot roadway dedication on the <br /> subdivided side of Koster Road is required. <br /> g . Storm drainage shall be contained by a community pond. <br /> h. The drainage system shall meet the requirements of the <br /> County and provide adequate drainage for the improvements <br /> (development ) . The acceptance or approval by the County <br /> of the drainage system does not relieve the developer (or <br /> his engineer ) of the responsibility of providing an ade- <br /> quate drainage system. <br /> i . A County Service Area shall be formed prior to the con- <br /> sideration of the Final Map to maintain and operate <br /> drainage systems . <br /> j . A preliminary soil report shall be required. <br /> k. Public utility easements shall be as required by Pacific <br /> Gas and Electric Company and all other public utilities. <br /> Underground utilities are required. <br /> 1 . The tentative map shall be revised to reflect the above <br /> conditions , and a public street shall be stubbed out to <br /> the south from Edna Court. <br /> RES. 87- <br /> SU-87-21 -` <br />
