INITIAL STUDY FOR TRACT NO. 1742 <br /> DISCUSSION OF ENVIRONMENTAL IMPACTS : <br /> 1 . a. Jahant Slough and its banks are within the 100-year flood <br /> zone . The rest of the property is largely Zone C . <br /> 1 . b. , c . , & d. <br /> There could be significant effects from the release of <br /> drainage water into Jahant Slough. The water may contain <br /> pollutants from roads and driveways. Increased flows <br /> could lead to siltation and the potential for flooding <br /> downstream. Additional information regarding the suita- <br /> bility of using Jahant Slough for terminal drainage should <br /> be obtained. <br /> 2 . b. Grading activities during subdivision construction could <br /> lead to erosion and siltation of Jahant Slough. To pro- <br /> tect the watercourse, an open space buffer could be pro- <br /> vided along Jahant Slough. <br /> 2 . c . This project would not result in a conversion of prime <br /> farm land. The soil classifications on the project site <br /> are Class III or IV, both nonprime soils. The project <br /> site has been designated as Rural Residential on the <br /> General Plan Map. <br /> 3 . a. The Department of Fish and Game has indicated that the <br /> wildlife habitat on the project site is "composed of <br /> annual grassland pastures bisected by Jahant Slough. <br /> Mature valley oak trees line both banks of Jahant Slough, <br /> and there are several scattered valley oaks in the pasture <br /> areas. Jahant Slough possesses significant wetland habi- <br /> tat as well . " A suggested mitigation measure would be to <br /> make sure all viable valley oaks are preserved and pro- <br /> tected. In addition, a buffer zone should be created <br /> along Jahant Slough to protect the riparian habitat . <br /> 3 . b. The State Department of Fish and Game has indicated that <br /> the project site contains suitable habitat for two State- <br /> listed threatened species. They are Swainson' s hawk and <br /> the giant garter snake. As stated in 3 .a. , it would be <br /> recommended that a buffer zone be -created along Jahant <br /> Slough to protect the riparian habitat and the endangered <br /> species listed above. <br /> 4 . There may be some deterioration of existing air quality <br /> due to an increase in vehicle emissions (estimated 740 <br /> vehicle trips per day, based upon 10 trips per day per <br /> dwelling unit) . It is not anticipated that the impact <br /> would be at a significant level . <br /> Environmental Impacts - 1 - (Tract No. 1742 ) <br />
