Hydrant (Blue Dot Markers ) shall be provided and <br /> installed by the developer in accordance with San <br /> Joaquin County Public Works Standards for street <br /> markers . <br /> d. Owner/Developer shall provide Fire Facility Fee in <br /> accordance with San Joaquin County Ordinance . Findings <br /> establishing fees shall be the responsibility of the <br /> Fire District . A copy of the Ordinance and findings <br /> shall be provided to the Owner/Developer . <br /> 5 . LATHROP COUNTY WATER DISTRICT <br /> a. The developer shall provide all water and sewer <br /> extentions that are necessary to serve the property in <br /> accordance with the requirements of the District , pay <br /> all required fees , submit the water and sewer extention <br /> plans for review and approval by the District , and pay <br /> the District for the cost to segregate any sewer <br /> assessments . <br /> b. In accordance with the water/sewer extention policies <br /> of the District , the developer will be required to <br /> install a ten ( 10) inch sewer line from "J" Street to <br /> the North line of the subject property. <br /> 6 . PLANNING DIVISION <br /> a. Only those uses permitted under C-2 zoning shall be <br /> allowed . <br /> b. All parking spaces shall be shown as 9' x 20' on the <br /> improvement Plan. Those spaces designated 54 and 55 do <br /> not meet this criteria. <br /> C. Landscaping shall be as noted on Plan. <br /> d . A trash enclosure location shall be designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth <br /> side . <br />
