CONDITIONS OF APPROVAL <br /> DP-89- 18 <br /> CARROLL & NANCY COLE <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the issuance of any building <br /> permits . <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan , prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , <br /> on-site parking , and grading , shall be submitted to the <br /> Department of Public Works for approval . <br /> b. Terminal drainage with detention shall be provided to <br /> meet the requirements of the County and to provide <br /> adequate drainage for the development . The developer <br /> shall pay his proportionate share of the Lathrop Area <br /> of Benefit No. 6 drainage fees of $ 1 ,660. 00. The storm <br /> detention pond shall be enlarged to provide for the <br /> additional drainage from this development . <br /> C. The Lathrop Traffic Impact Mitigation fee is required <br /> for this development . This fee shall be $ 1 . 50/sq. ft . <br /> of building or $ 16 , 335/acre , whichever yields the <br /> larger fee. The fee shall automatically adjust <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record . <br /> d . The frontage improvements for Harlan Road shall be <br /> constructed in conformance with the standards for <br /> one-half of a 60-foot right-of-way urban street . <br /> e. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> f . The developer shall agree to participate in the <br /> Rosegate Terrace Storm Drainage Area of Benefit No . 9 <br /> for reimbursement of costs for storm drain and lift <br /> station of "J" Street . <br /> g. The developer shall agree to participate in an Area of <br /> Benefit or other financial mechanism for the <br /> Reclamation District 17 levee improvement . <br />
