J
If the re-zoning requested is approved any subsequant C-1
development could by planned to allow access through the remaining
parcel at the Southwest corner of Joan and Pershing, South of the
restricted 200 foot area.
B. By approving the requested re-zoning to C-1 the City and County
could require any development along Pershing to dedicate the necces-
sary 15 foot widening area for street purposes as well as to pay
for the cost of such improvement as a condition to approving any
such development and the approval of the proposed professional
office on the Keesee Parcel would also require the developer to
pay for the cost of neccessary improvements on Hammer Lane
abutting the Keesee Parcel.
These two additional considerations would obviously greatly help
the traffic congestion problem at Pershing and Hammer and save
the tax payers a considerable amount of money for acquiring the
15 foot strip and improving these areas at City and County Expense.
