J <br /> If the re-zoning requested is approved any subsequant C-1 <br /> development could by planned to allow access through the remaining <br /> parcel at the Southwest corner of Joan and Pershing, South of the <br /> restricted 200 foot area. <br /> B. By approving the requested re-zoning to C-1 the City and County <br /> could require any development along Pershing to dedicate the necces- <br /> sary 15 foot widening area for street purposes as well as to pay <br /> for the cost of such improvement as a condition to approving any <br /> such development and the approval of the proposed professional <br /> office on the Keesee Parcel would also require the developer to <br /> pay for the cost of neccessary improvements on Hammer Lane <br /> abutting the Keesee Parcel. <br /> These two additional considerations would obviously greatly help <br /> the traffic congestion problem at Pershing and Hammer and save <br /> the tax payers a considerable amount of money for acquiring the <br /> 15 foot strip and improving these areas at City and County Expense. <br />
