Approval of this <br /> project with the Hansen Road extension as a private road will <br /> net another additional parcel , which is not consistent with <br /> Board Resolution No. R-85-643 , which states : <br /> "In areas designated Agriculture on the General <br /> Plan, where more than one dwelling is served by <br /> the private right-of-way or could be served under <br /> zoning regulations, the property owner shall improve <br /> the private right-of-way with six ( 6) inches of <br /> gravel , or an aquivalent as approved by the Depart- <br /> ment of Public Works, sixteen ( 16 ) feet wide from <br /> the public right-of-way to that portion of the <br /> property served by the private right-of-way. For <br /> private rights-of-way which are dead ends, a <br /> maximum of one-half ( 1/2 ) mile length shall be <br /> allowed, and they shall terminate with a fifty <br /> ( 50) foot radius cul-de-sac . If a new parcel is <br /> being created, a maximum of six (6)_ existing andLor <br /> potential lots may be served by the private right-of-way. " <br /> Based on Board policy and the Planning Title , a public road, <br /> therefore, is required for any approved subdivision, since more <br /> than six existing and proposed lots are being served by the <br /> right-of-way. <br /> The Department of Public Works recommends that Hansen Road be <br /> dedicated and improved to the standards for a 50-foot right-of- <br /> way farm and estate road from the end of the County-maintained <br /> portion of Hansen Road to the southerly end of Lot 2 ; this is <br /> reflected in the suggested "Conditions , if Approved. " <br /> It should also be noted that Parcels A and B are large enough <br /> to be further divided. Due to the existing physical <br /> constraints, Hansen Road is not likely to be further extended <br /> past the southern end of Lot 2 should the public road be <br /> extended. <br /> FACILITIES/SERVICES : <br /> Sewage Disposal , Water Supply, and Storm Drainage : <br />
