The map shall conform to the actual course of the right- <br /> of-way around the utility poles located approximately <br /> fifty ( 50) feet southwest of the point where the southeast <br /> corner of Parcel A abuts the southwest corner of Parcel B. <br /> 2 . There shall be deleted an erroneous section line description <br /> from the map. <br /> 3 . There shall be recorded a private right-of-way agreement . <br /> The agreement shall include, but not be limited to, the <br /> following: <br /> a. The grantor is Richardson. <br /> b. The grantees are Phillips and Robertson. <br /> c . The land benefited is the land identified on the tentative <br /> map as the Phillips and Robertson parcels . <br /> d. The grant is in the form of a right-of-way in conformity <br /> with the map as filed. <br /> e . The grant is appurtenant to and runs with the land . <br /> f . The enjoyment of the easement shall not be obstructed. <br /> 4 . The right-of-way is to be brought up to County standards from <br /> the terminus of Hansen Road at Interstate 580 . <br /> A subsequent Right-of-Way application was approved on June 20 , <br /> 1985 , by the Planning Commission, upon an appeal of staff denial , <br /> to permit construction of a single-family residence on the <br /> northern 23 acres ( identified as Lots 1 and 2 ) . Conditions of <br /> that approval are as follows : <br /> 1 . Dedicate frontage, as required, to make a fifty ( 50) foot <br /> wide right-of-way. <br /> 2 . Improve the private right-of-way to the standards as required <br /> by the Department of Public Works . <br /> POLICY CONSIDERATIONS : <br /> Area/Neighborhood Compatibility: <br /> A total of eight (8 ) residences presently are served by the <br /> Hansen Road extension (private) . Approval of this request will <br /> allow one additional building site . Parcel B is presently <br />
