Deputy Director <br /> July 12 , 1989G�I V <br /> C, O <br /> MEMORANDUM CFS��Ty <br /> TO : Development Committee <br /> FROM: Kitty Walker <br /> Planning Division <br /> SUBJECT : PRE-APPLICATION REVIEW OF GENERAL PLAN AMENDMENT <br /> GP-89-21 AND ZONE RECLASSIFICATION ZR-89-27 ; FOR <br /> 125 ACRES LOCATED ON THE SOUTH SIDE OF SHULTE <br /> ROAD SOUTHWEST OF TRACY <br /> ----------------------------------------------------------------- <br /> PROPOSAL: This is a pre-application review for a 125 acre parcel <br /> (APN 209-110-02 ) currently designated Agriculture on the General <br /> Plan and zoned AG-40 . The applicant, Bud Lyons , is proposing to <br /> amend the general plan and zoning to Limited Industrial. <br /> Although two other parcels were included on the application form <br /> and referral sheet, they are not a part of this application. The <br /> 81 acre parcel immediately west and adjacent (APN-209-110-23 ) is <br /> currently being processed for a GPA/ZR under application numbers <br /> GP-89-13 and ZR-89-16 for Heinz Carlson. The other parcel <br /> (APN-209-100-23 ) , a small three acre parcel at the southeast cor- <br /> ner of Patterson Pass Road and Shulte Road , is being rezoned as <br /> part of the Bay Cities Truck Stop project. Because of these con- <br /> current applications , issues pertinent to the 125 acre parcel <br /> only will be discussed in this memo. <br /> BACKGROUND : This property is located next to an area of approxi- <br /> mately 160 acres recently amended to, or proposed to be amended <br /> to, Limited Industrial. These properties were assessed under a <br /> single EIR, although they are being amended in two stages . The <br /> western-most 80 acres which has already been amended and the <br /> applicant is ready to begin construction on the Bay Cities Truck <br /> Stop. The adjacent 80 acres is being reviewed presently for <br /> amendment to Limited Industrial. If this amendment is approved, <br /> it will become part of the acreage utilized by the underlying <br /> project for this GPA/ZR which is the Safeway Market' s Regional <br /> Distribution Facility. <br />
